Site & feasibility
Reviewing plots, their zoning and detailed-plan status, utilities and access, and whether a project on them adds up.
A Lithuanian company that develops building projects: it takes a site from feasibility and design through permits and construction to a completed, handed-over building. Works are carried out by qualified contractors under Lithuanian construction law.
The company acts as the developer — the party that organises and finances its own projects and carries the project risk. It builds nothing with its own hands: design, engineering and construction are contracted to qualified firms.
Reviewing plots, their zoning and detailed-plan status, utilities and access, and whether a project on them adds up.
Title, encumbrances and servitudes checked in the Real Property Register before any commitment is made.
Commissioning the technical design from licensed architects and engineers and obtaining the construction permit from the municipality.
Contracting qualified builders, with technical supervision as required by the Law on Construction of the Republic of Lithuania.
Declaration of completion and registration of the finished building in the Real Property Register.
Completed space is sold or leased on written contracts; sales of real estate are concluded before a notary.
How long does a building project take? Set the months for each phase and see the whole schedule. The defaults are a plausible mid-size project, not a promise — permits in particular depend on the municipality and the site.

Four habits that protect anyone buying newly built property in Lithuania.
Verify the seller's title, mortgages and arrests in the Real Property Register (Registrų centras) before signing anything. Anyone can order an extract.
A real-estate sale in Lithuania is valid only as a notarised deed. Preliminary agreements should be written, and any advance payment should be named and documented in them.
Ask for the construction permit and the declaration of completion. An unfinished building is registered as such — the register shows the completion percentage.
A lawyer reviewing the contract and a valuer checking the price both cost little next to the purchase. We answer questions about our projects, but we do not advise buyers — our interest is on the other side of the table.
This company cannot take your money, and an unsolicited "investment offer" in its name is fraud.
Regulated investment services are provided by firms licensed by the Bank of Lithuania — check any firm in its public list of market participants before investing, and treat promised returns with suspicion.
For financial, tax or legal questions, use a qualified adviser.
The company does not cold-call, does not advertise investment schemes and never asks for advance fees, card details or online-banking codes. If someone does so in its name, do not pay — report it to the Lithuanian police and tell us at mail@activeinvestmentsuab.com.
